Deck Repair and Exterior Carpentry in Thorndale, PA

Thorndale decks fail from the shade. On a wooded lot in Caln a deck can be structurally fine and still have a surface that never dries out, and that is a different repair from an old deck in an open yard.

The trees are the whole story

Caln's split-levels — the dominant build here, from the 1950s and 60s — tend to sit on wooded lots. Sixty-odd years on, those trees are mature and the canopy is over the house.

A deck under a canopy stays wet. It gets less direct sun to dry it after rain, it holds leaf litter in the gaps between boards where the moisture sits directly against the wood, and it grows the green film that makes it slick in the morning. Then the freeze-thaw cycle takes the water that soaked into an open joint and expands it, over and over, all winter.

The visible result is boards going soft in patches rather than uniformly — usually the boards under the heaviest canopy, next to the steps, and anywhere a planter has been sitting.

What the job includes

  • replacing soft boards, and being honest when it is more than boards
  • railings, balusters and stair treads that have gone wobbly
  • checking the ledger and the flashing where the deck meets the house
  • rot repair in posts and beams
  • gates, steps, and the rail that has been loose for two years

What we check underneath

On a shaded deck the joists matter more than usual, because they get even less drying than the surface does. If leaf litter has been packed into the gaps for years, the tops of the joists have been sitting wet under it.

So we look underneath before quoting. Soft boards on sound joists is a board replacement — a good, worthwhile repair. Soft boards because the joists beneath them have gone is not, and putting a new surface over failing framing is not a repair we will sell you.

Gutters, on a wooded lot, are not optional

Everything above applies to the house as well as the deck. Gutters under a mature canopy fill fast, and a full gutter is what turns a normal Chester County winter into ice sitting on your fascia. That ice load pulls gutters away from the house, and the overflow runs down the trim and rots it.

Autumn clearing is the cheapest hour of maintenance available on a lot like yours. If we are out for the deck, ask us to look at the gutters while we are there — it costs you nothing to have someone look.

Frequently asked questions

My deck is green and slippery. Is it rotten?

Not necessarily — surface growth on a shaded deck is common and often cleans off. Whether the wood beneath is sound is a separate question, and the one we come to answer.

Can you replace just some boards?

Yes, if the framing is sound. New boards will be a different colour until they weather.

Do you do the railings and steps?

Yes, and on a split-level there are usually more of them than on a two-storey.

Can you look at the gutters while you are here?

Yes. On a wooded Caln lot that is worth doing every time.
