We look underneath before quoting. Soft boards over sound framing is a good repair worth doing. Soft boards because the joists have gone is a different conversation, and laying a new surface over failing framing is not something we will sell you.

Cost

Rot is priced after we probe how far it actually goes. One soft deck board is often a soft joist underneath it, and the only honest way to quote that is to open a small area first. Labor and lumber are quoted as separate line items, and the estimate is confirmed once we can see the extent.
