Deck Repair and Exterior Carpentry in Downingtown, PA

Carpentry is the biggest part of what this business actually does. Decks, railings, trim, siding and rot — the outside of the house.

Downingtown decks have a specific problem: they are near water

The borough sits on the East Branch of the Brandywine and Beaver Creek runs into it. Properties near either one hold humidity in a way that properties up on the hill do not, and the effect on a deck is compounding. Boards stay damp longer after rain, the underside never gets sun, and the joists — which nobody looks at — go before the boards do.

That is why we look underneath first. A deck that has three soft boards on top and sound framing beneath is a half-day repair. A deck with soft boards because the joists under them have been wet for six years is not, and replacing the boards would be selling you a floor over a problem.

Where we look, in order

  • The ledger — where the deck attaches to the house. This is the connection that matters most and the one most likely to have been done badly
  • Flashing above the ledger, because water getting behind it rots the band joist of the house itself, not just the deck
  • Posts at grade, where they meet concrete or soil
  • Joists and beams from underneath
  • Then the boards and railings — the part you can see, and the part that usually prompted the call

What the job includes

  • replacing soft boards, and being honest when it is more than boards
  • railings, balusters and stair treads that have gone wobbly
  • checking the ledger and the flashing where the deck meets the house
  • rot repair in posts and beams
  • gates, steps, and the rail that has been loose for two years

Timing, honestly

The best time to have a deck looked at in Downingtown is early spring, once things have dried out and before everybody else calls. Spring is when winter freeze-thaw damage becomes visible — the water that got into a joint in December froze, expanded, and opened the joint up.

The worst time is late May, when you want it done for a weekend and every carpenter in Chester County is booked. That is not a sales line, it is the shape of the calendar every year.

Frequently asked questions

Repair or replace?

We look underneath before answering. Soft boards on sound framing is a repair. Rot in the joists, posts or ledger is a rebuild conversation, and we will say so plainly even though it is the answer nobody wants.

Do you do the railings on their own?

A loose railing is usually the post, not the rail. The bolts through the post have worked loose, or the post base has taken on water where it sits on the deck. Push on it before anyone quotes you for new railing — a hardware fix and a full replacement look identical from six feet away, and they are not the same job.

Can you match existing boards?

Usually close, though a new board next to a ten-year-old one will not match in colour until it weathers. If that will bother you, say so up front — sometimes the answer is to do the whole surface.

Do you do composite as well as wood?

Yes, both.
