Flood and Water Damage Repair in Downingtown, PA
Some of this work in Downingtown is five years old and still not finished properly. If you have a room that got patched in a hurry in the autumn of 2021 and has looked wrong ever since, that is the repair worth asking about.

Start with the part we do not do
If there is standing water, if it happened in the last few days, or if there is active mould, that is a water remediation company, not a handyman. They have the drying equipment and the testing, and going straight to finish work over a wet cavity means paying for the same room twice.
We will tell you that on the phone and not come out. It costs us a job and saves you a much bigger one. What we do is the repair afterwards — once it is dry and stable, putting the room back.
Why Downingtown has more of this than any town near it
Ida, on September 1st and 2nd 2021, put 10.10 inches of rain on this town — the highest total recorded in the area during that storm. The East Branch of the Brandywine hit a confirmed record crest. Beaver Creek came over at the same time. Homes on the 300 block of Mary Street and much of the borough went under.
The borough has been living with the consequences since, including demolitions of the worst-hit houses and a fresh engineering study of the flooding problem commissioned in 2025. The town is not done with this.
The practical result is a lot of unfinished 2021 repair still sitting in these houses: baseboard that swelled and was nailed back rather than replaced, drywall cut at eighteen inches and taped badly, doors that have not latched since the frames moved, stair treads that squeak where water sat.
What the job includes
- cutting out drywall that got wet and putting it back properly
- baseboard, casing and door bottoms that swelled and never went back
- doors that stopped latching once the frame moved
- subfloor and stair-tread repair where water sat
- being straight with you about what is a handyman job and what needs a remediation company
If you are in the flood plain, ask us to build it back differently
If your house has flooded once it can flood again, and there is a way to do finish work that accepts that. Baseboard that is fastened to come off in one piece rather than glued. A horizontal drywall seam placed deliberately so the bottom section can be cut out on a line instead of hacked at. Doors that are solid rather than hollow-core, because a hollow-core door that gets wet is finished.
None of that costs meaningfully more at the time. It costs a great deal less the second time. Mention it when you call and we will do it that way.

Frequently asked questions
It flooded last week. Can you come?
Not yet, and not for the finish work. Get a remediation company in to dry and test it first. Call us once it is dry — we would rather turn the job down now than do work that has to be ripped out.
Can you fix a repair somebody else did badly?
Yes, and it is worth saying that a botched patch is usually worse than the original damage — paint over a floor that never dried and the rot carries on underneath it.
Do you handle insurance?
No. We are not an insurance restoration contractor and we do not bill carriers. We do the repair; anything to do with a claim is between you and your insurer.
Can you make it so the next flood is cheaper to fix?
To a degree, yes — in how the finish work is fastened and where the seams go. Ask for it when you call.
